Conditions or Reasons for Planning Application - MB/07/00483/LB
Conditions or Reasons:
1) Insufficient detailed, adequate and specific information relating to the proposed alterations and repairs has been provided - particularly regarding internal wall, ceiling and floor surfaces and finishings; design of new replacement fireplaces and staircase; construction and design of the new front boundary wall; other associated alterations e.g. replacement doors and window, rewiring, plumbing and drainage works etc. and associated repairs eg. repointing and brickwork and stone walls - in order to enable the Local Planning Authority to properly consider the impact on the character and special interest of this Grade II Listed building. Additionally, there is no proper survey and identification of the remaining historic fabric and internal materials and method statement defining historic material and the approach to retention and proposed conservation making good. The application and proposals fail to meet the terms of Policy CHE1 of the Mid Bedfordshire Local Plan First Review and PPG15.
2) The number, design and appearance of the proposed three rooflights would be detrimental to the special interest and appearance of the rear roof pitch and rear elevation of this Grade II listed building by reason of the impact on the plain, unbroken character of the prominent roof slope. They would be in conflict with Policy CHE1 of the Mid Bedfordshire Local Plan First Review and PPG15.
