Conditions or Reasons for Planning Application - MB/07/00511/FULL
Conditions or Reasons:
1) The proposed erection of three dwellings and associated garages on this visually prominent site at a road junction on the edge of the Conservation Area will by reason of their large size, scale, siting and massing be to the detriment of the character and appearance of the street scene and the Conservation Area. This will be in conflict with Policies CHE11 and DPS5 of the Mid Beds Local Plan which seek to protect the character of the area.
2) The proposed dwellings will by reason of their size, siting and massing have an overbearing impact on the Grade II Listed Cottage to the west having an adverse effect on its architectual and historic importance as well as its setting in the Conservation Area. This will be in conflict with Local Plan Policies CHE1 and CHE1A as well as PPG15.
3) The proposed dwelling on Plot 3 will give rise to the potential for overlooking towards the neighbouring house to the east resulting in loss of amenity to these occupiers and this will be in conflict with Local Plan Policy DPS5.
