Conditions or Reasons:
1) The proposed detached garage, by reason of its prominent siting and visual impact, would constitute an unacceptably assertive development in the street scene, which would be out of character with the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed detached double garage would lead to significant root damage to nearby protected trees, leading to the deterioration in the health and vigour of the trees in question. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy NE4 of the South Bedfordshire Local Plan Review.
