The site lies within the South Bedfordshire Green Belt and the proposal would therefore conflict with Policy 24 of the Bedfordshire Structure Plan 2011 and Policy GB1 of the South Bedfordshire Local Plan Review whereby, within the Green Belt, permission will not be granted except in very special circumstances for development for purposes other than agriculture and forestry, mineral working, essential small scale facilities for outdoor sport and outdoor recreation, limited infilling and redevelopment within defined boundaries or other uses appropriate to a rural area which preserve the openness of the Green Belt. No special circumstances have been established in this case. |

The proposed development would, by reason of its size, bulk, siting, design, height and positioning of windows, be both unduly obtrusive and overbearing and would detract from the privacy and amenity of neighbouring occupiers. Such a development would be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review. |

The proposed development would, by reason of its size, bulk, height and design, have an adverse effect on the character and appearance of both the Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value, being contrary to Policies 6 and 7 Bedfordshire Structure Plan 2011 and Policies NE2 and NE3 of the South Bedfordshire Local Plan Review. |
