Conditions or Reasons for Planning Application - MB/07/00821/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the conservation area.
3) Notwithstanding the details shown on approved plan LO4 Rev A , details of conservation rooflights to be used shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works hereby approved. The works shall be implemented solely in accordance with the agreed details.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the conservation area.
4) This permission relates only to an application for householder development, namely a two storey rear extension.

Reason: For the avoidance of doubt.
5) The permission shall extend only to the application as amended by plans received on 9 July 2007 and 20 July 2007.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
