Conditions or Reasons for Planning Application - MB/07/00865/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The proposed vehicular access shall be surfaced in bituminous or other similar durable material as may be approved in writing by the Local Planning Authority before the area is used. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
3) Development shall not begin until details of the parking bays have been submitted to and approved by the Local Planning Authority. The parking bays shall measure a minimum of 2.4m x 4.8m, with the exception of two disabled parking bays which shall measure a minimum of 3.2m x 4.8m.

Reason: To provide adequate parking areas for vehicles.
4) The vehicular access adjacent to the proposed parking bays shall be widened to a minimum width of 6.0m prior to bringing the parking bays into use.

Reason: To enable vehicles to safely enter/exit the parking bays.
