1) The proposal comprises an inappropriate and unsustainable form of development in a Green Belt location where restrictive planning policies apply and where no very special circumstances exist; as such the proposal is contrary to Policies GBT1 and H06 of the Mid Bedfordshire Local Plan 2005.
