Conditions or Reasons for Planning Application - MB/07/00900/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The window to the first floor bedroom shall be retained unless otherwise agreed in writing by the Local Planning Authority.

Reason: To prevent the use of the flat roof as a balcony, roof garden or similar amenity area in the interests of the amenity of adjoining dwellings.
3) The roof area of the extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority.

Reason: To protect the amenities of occupiers of neighbouring properties.
4) The permission shall extend only to the application as amended by plans received on 23 July 2007.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
