Conditions or Reasons for Planning Application - MB/07/00919/FULL
Conditions or Reasons:
1) The proposed two storey side/rear extension, by reason of its overall excessive depth, width and height would result in an overdominant and imposing feature, to the detriment of the appearance of the existing dwelling and the character and appearance of the streetscene. Moreover the form and design of the junction of the proposed roof with the existing roof is awkward and fails to satisfactorily respect the existing form to the detriment of the character and appearance of the streetscene. As such the proposal would conflict with Policy DPS6(iv) of the Local Plan First Review December 2005 and to the Supplementary Planning Design guidelines in respect of extensions and alterations.
2) The proposed two storey side/rear extension, by reason of its overall excessive depth, width and height would have an overbearing impact upon the adjacent Post Office, to the detriment of the amenities of residents of that property. As such the proposal would conflict with Policy DPS6 of the Local Plan First Review December 2005 and to the Supplementary Planning Design guidelines in respect of extensions and alterations.
3) The proposed two storey side/rear extension, by reason of the first floor habitable room windows, in the flank wall facing the Post Office, would seriously overlook that property, to the detriment of the privacy and amenities of residents of that property. As such the proposal would conflict with Policy DPS6 of the Local Plan First Review December 2005 and to the Supplementary Planning Design guidelines in respect of extensions and alterations.
