Conditions or Reasons for Planning Application - MB/07/00922/FULL
Conditions or Reasons:
1) The proposed garage, by reason of its overall size and height, its prominent location and the exposed nature of the site and close proximity to the road, would adversely affect the open character and appearance of the area at this point. Therefore, it would be contrary to Policy DPS6 of the Mid Bedfordshire Local Plan 2005 and the associated Supplementary Design Guidance.
2) The location of the proposed garage and parking/turning area in such close proximity to the rear garden of No. 40 High Street would result in an overbearing and imposing feature and would also lead to unacceptable levels of noise and disturbance to residents of that property, to the detriment of their amenities and contrary to Policy DPS6 of the Mid Bedfordshire Local Plan 2005 and Supplementary Planning Guidance.
3) The proposed garage would leave insufficient amenity space for occupants of No. 38 High Street, to the detriment of the amenities of that property contrary to Policy DPS6 of the Mid Bedfordshire Local Plan 2005.
