Conditions or Reasons for Planning Application - SB/06/00706
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 6, 7, 10 & 24, B.S.P.; NE2, NE3, BE8, H8 & H13, S.B.L.P.R).
3) Before the rear extension hereby permitted is implemented, the existing detached garage to the rear shall be demolished in its entirety.
REASON: To ensure that the proposed extensions to the dwelling would not be cumulatively disproportionate in a manner that would detract from the openness, character and appearance of the Green Belt, Area of Outstanding Natural Beauty and Great Landscape Value.

4) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage hereby permitted shall not be used for any purpose other than for the parking of vehicles in connection with the dwelling, unless permission has been granted by the District Planning Authority on an application made for that purpose.
REASON: To retain off street parking provision and thereby minimise the potential for on street parking which could adversely affect the safety and convenience of road users.

5) This permission relates only to the details shown on Drawing No. 2129.06 Rev B received 7 July 2006 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
