Conditions or Reasons:
1) The proposed first floor front extension, by reason of it's prominent siting, bulk and visual impact, would constitute an unacceptably assertive development in the street scene, which would be out of character with the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size, bulk and siting, appear unduly overbearing and would be harmful to the visual amenities of the streetscene and of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
