Conditions or Reasons:
1) The proposed extension, by nature of its size, design and siting against the boundary with No. 54, represents an unacceptable enlargement of the dwelling to the detriment of the character and appearance of the area and the amenities of the occupants of the adjacent dwelling, No. 54 St Neots Road; as such the proposal is contrary to Policy DPS6 of the Mid Bedfordshire Adopted Local Plan (2005) and Supplementary Planning Guidance: Extensions and Alterations: A Design Guide for Householders (2004).
