Conditions or Reasons for Planning Application - MB/07/01074/FULL
Conditions or Reasons:
1) The proposal by reason of its design, height, siting, bulk and lack of mitigating landscaping on the frontage and to the rear would result in an unacceptable cramped and prominent form of development which would appear out of keeping with and detrimental to the character and appearance of the area; as such the proposal is contrary to Policy DPS5, DPS11 and CHE11 of the Mid Bedfordshire Local Plan First Review.
2) The proposal development by reason of the siting, height, bulk and design of the building would result in an unacceptable overbearing relationship with the adjoining property, No. 46 London Road. Also, by virtue of the extent of parking to the rear and proximity to the southern boundary and failure to provide the opportunity for mitigating planting, would unacceptably harm the amenities of the occupiers of 15 and 17 Meads End. As such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan First Review.
3) The proposal fails to make provision for off-site infrastructure and amenity improvements directly related to the development in accordance with the Council's adopted Supplementary Planning Guidance on Infrastructure and Amenity Requirements and Public Open Space. Accordingly, the proposal fails to comply with Policy DPS1 of the Mid Bedfordshire Local Plan First Review and Policy 15 of the Bedfordshire Structure Plan 2011.
