Conditions or Reasons:
1) The proposal, by reason of its siting and juxtaposition with No. 1 Shefford Road, together with the layout and extent of car parking to the front, would appear incongruous within the street scene and would result in an undesirable and unacceptable cramped form of development, to the detriment of the character and appearance of the area; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
2) The proposed dwellings, by reason of their size, siting and excessive rearward projection, would appear overbearing and visually intrusive, to the detriment of the outlook and residential amenities currently enjoyed by the adjoining residents; as such the proposal is contrary to Policy DPS5 of the Mid Bedordshire Local Plan 2005.
