Conditions or Reasons for Planning Application - MB/07/01207/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of development a programme of works shall be submitted to and approved in writing by the Local planning Authority detailing the following:

- part demolition of chimney stack
- internal partitions and part rear wall

The development shall be implemented in accordance with the approved
details.

Reason: To identify the historic structure and fabric of the Grade II listed building and control and monitor the degree of intervention.
3) Prior to the commencement of development a materials schedule shall be submitted to and approved in writing by the Local planning Authority. The materials schedule shall detail the materials proposed for the making good to the existing building; the new extensions; new windows and the rainwater goods. The development shall be implemented in accordance with the approved details.

Reason: For the avoidance of doubt.
4) Prior to the commencement of development a detailed plan shall be submitted to and approved in writing by the Local planning Authority. The detailed plan shall detail the following:
- Hip and eaves detail to the new kitchen extension roof
- Windows, openings and arches
- The proposed floor to the covered area beneath the proposed canopy

The development shall be implemented in accordance with the approved plans.
