Conditions or Reasons for Planning Application - MB/07/01261/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to any works commencing on site detailed drawings of the following elements shall be submitted to and approved in writing by the Local Planning Authority:

Drawings drawn to a scale of 1:20: the general form of the treads including the curved detail to the first step, the profile and form of the handrail and the newel posts/finials (if applicable).
Drawings drawn to a scale of 1:1: details of the balustrade form and profile.
Drawings drawn to a scale of 1:20 - details of the appearance of the new understairs cupboard door including door furniture.

The works shall be implemented solely in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
3) Prior to any works commencing on site details of the type of timber to be employed to manufacture the staircase and the final surface finish details shall be submitted and approved in writing by the Local Planning Authority. The works shall be implemented solely in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
4) The existing brick flooring to the ground floor hallway area shall be protected as part of the works to remove the existing staircase and in the event of any of this area being damaged this shall be made good and if necessary new bricks added which shall match as closely as possible the size, colour and texture of the existing bricks.

Reason: To safeguard the special architectural and historic interest of this statutorily Listed Building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
