Conditions or Reasons for Planning Application - MB/07/01312/FULL
Conditions or Reasons:
1) The proposal fails to demonstrate that the erection of a single dwelling will not increase the risk of localised flooding in the area to the detriment of other properties nearby; as such the application fails to comply with Policy DPS17 of the Mid Bedfordshire Local Plan 2005 and PPS 25 Development and Flood Risk.
2) The proposal, by reason of the relationship of the plot with surrounding properties would provide for an unacceptable standard of residential amenity for any future occupiers by reason of overlooking and lack of privacy; as such the proposal fails to comply with Policy DPS9 of the Mid Bedfordshire Local Plan 2005.
