Conditions or Reasons for Planning Application - SB/06/00740/FULL
Conditions or Reasons:
1) The proposed development makes no provision for adequate pedestrian / driver intervisibility and will lead to danger for pedestrians using the adjoining footway, which contradicts Policy T1 of the South Bedfordshire Local Plan.

2) The proposed development makes inadequate provision for a satisfactory vehicular access to serve the development and is likely to lead to damage of the highway which will lead to additional hazards for highway users, and this would not adhere with Policy 1 of the South Bedfordshire Local Plan.

3) The wall and piers have an unacceptable detrimental impact on the character of the area and street scene, and the materials are not sympathetic and in keeping with the area, particularly the adjoining properties. The wall would not complement the character of the area and Policy BE8 of the South Bedfordshire Local Plan.
