Conditions or Reasons for Planning Application - MB/07/01370/OUT
Conditions or Reasons:
1) The proposed development, by nature of its location outside the Clophill Settlement Envelope, would have a detrimental impact on the visual appearance and rural character of the locality contrary to Policy HO6 of the Mid Bedfordshire Local Plan 2005.
2) The proposal is likely to generate an unacceptable increase in vehicular traffic using a sub-standard access to the detriment of the safety and convenience of users of the highway; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
3) The proposal fails to demonstrate that an acceptable level of amenity could be achieved for future occupiers; as such the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan 2005.
