Conditions or Reasons for Planning Application - MB/07/01401/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the roof on the dwelling house extensions and the garage shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing peg tiles on the building and the visual amenities of the locality.
3) Details of the materials to be used for the external walls to match the existing "broken brick" bond in the outer skin to match the Flemish bond of the exisintg 9" solid walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. Reclaimed bricks should be used where possible to match the variety of colour in the original building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing buildings and the visual amenities of the locality.
4) Prior to the commencement of any works on site details of a landscaped screen with a minimum width of 1m, to be located along the northern boundary and to include appropriate trees, shrubs and other understorey planting shall be submitted with a timetable for implementation shall be submitted to and approved in writing by the Local Planning Authority. Implementation shall be PRIOR to the construction of the proposed garage.

The planting shall be maintained to encourage its establishment for a period of five years following the erection of the proposed garage. Any trees or significant areas of planting which are removed, die or become, in the opinion of the Local Planning Authority, seriously damaged or defective within this period shall be replaced as soon as is reasonably practicable to the satisfaction of the Local Planning Authority.

Reason: To ensure an appropriate standard of visual amenity in the local area.
