Conditions or Reasons for Planning Application - MB/07/01407/FULL
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The full extent of both the front and rear roof plane shall be tiled using the same age of roof tile to match as closely as possible in colour, type and texture, those of the existing dwelling.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) The ground and first floor windows in the east elevation of the development shall be fitted with obscured glass of a type to substantially restrict vision through it at all times and be restricted in their opening, details both of which shall be submitted to and agreed in writing by the Local Planning Authority prior to the development commencing on site.

Reason: To safeguard the amenities of occupiers of adjoining properties.
4) The visibility screen to the balcony shown on the west elevation shall be in place before first use of the balcony and shall thereafter be retained at all times.

Reason: To protect the residential amenity of the adjacent dwelling.
