1) The proposal by reason of the size and location would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the amenity of the occupiers of the adjoining residential property; as such the proposal is contrary to Policy DPS5 of the Adopted Mid Bedfordshire Local Plan 2005.
