Conditions or Reasons:
1) The proposed development would, by reason of the size, siting, design, bulk and massing of the dwelling and detached triple garage/living accommodation outbuilding, fail to comply with the provisions of Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and H14 of the South Bedfordshire Local Plan Review, in that the proposed replacement dwelling and outbuilding would be of greater floorspace than that existing, would not occupy the same footprint and would be more intrusive in the landscape and would thereby be detrimental to the openness of the Green Belt. No very special circumstances have been advanced in support of the proposal and it is therefore contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and H14 of the South Bedfordshire Local Plan Review.
2) The proposed development would, by reason of the size, siting, design, bulk and massing of the dwelling and detached triple garage/living accommodation outbuilding, be unacceptably visually obtrusive in the street scene and locality generally to the detriment of the rural character and appearance of the street scene and locality. The proposal is thereby contrary to Policies 8, 10 and 35 of the Bedfordshire Structure Plan 2011 and Policies NE1 and BE8 of the South Bedfordshire Local Plan Review.
