Conditions or Reasons:
1) This outbuilding shall be retained on the site for a limited period of 5 years commencing from the date of this decision notice, at the end of which period it shall be completely removed from the site within a period of 1 month

Reason: Due to the prominence of the outbuilding and the circumstances of the applicant.
2) Details of the type of timber to be used and external finish of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) The laurel hedge, between the outbuilding and the highway shall be maintained and not removed without the prior written consent of the Local Planning Authority.

Reason: To ensure an appropriate standard of visual amenity in the local area.
