Conditions or Reasons for Planning Application - MB/07/01517/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Before the commencement of development a sample panel of bricks detailing mortar and bond shall be submitted to and approved in writing by the Local Planning Authority. Details shall be submitted to and approved in writing with regard to the colour of the chimney duct. Details of windows (including roof lights) and doors shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be constructed in accordance with the approved plans.

REASON: To safeguarded the special interest of the conservation area in accordance with the provisions of Policy CHE11 of the Mid Bedfordshire Local Plan 2005

3) All rainwater goods shall be either cast iron or aluminium. Details of the profile, colour finish and system to be employed shall be submitted to and approved in writing by the Local Planning Authority before development is commences on site. The proposal shall be constructed in accordance with the approved plans.

REASON: To safeguarded the special interest of the conservation area in accordance with the provisions of Policy CHE11 of the Mid Bedfordshire Local Plan 2005
4) Details of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to complement the existing building(s) and the visual amenities of the Conservation Area in accordance with Policy CHE11 of the Mid Bedfordshire Local Plan 2005.
5) The permission hereby approved shall not include the first floor window and railings to the north west elevation and these shall be substituted by a non opening solid timber door feature to a detailed design that shall be submitted to and approved in writing prior to the commencement of development.

Reason: For the avoidance of doubt and to protect the amenities of the neighbours in accordance with Policy DPS5 of the Mid Bedfordshire Local Plan 2005
6) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on any elevation of the ancillary building.

Reason: To protect the amenities of occupiers of neighbouring properties.
7) The residential accommodation hereby permitted shall be used only for purposes incidental to the enjoyment of the dwelling house and for no other purpose including business, commercial or industrial purposes.

Reason: To prevent the building from being used for alternative purposes detrimental to the character of the Conservation Area and Green Belt and adjoining owners in accordance with the Policy DPS5,DPS6, CHE11 of the Mid Bedfordshire Local Plan 2005.
