Conditions or Reasons for Planning Application - MB/07/01662/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The permission shall extend only to the application as amended by plans received by the local planning authority on 30/10/07.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
3) Before the commencement of development a sample of the brickwork and tiling is to be agreed on site including the mortar mix, colour and joint detail, the brick bonding and any decorative brick detailing

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
4) Before the commencement of development the following details shall be submitted to and agreed in writing by the Local Planning Authority:

a. Details of the cills and heads to all new windows and doors
b. Details of all new windows to be submitted at a scale of 1:20 including details of the glazing bars, the means of opening and material the frames are to be constructed of
c. Details of the rainwater goods to be employed
d. The external location of any flues, vents or pipe work runs shall be submitted to and agreed in writing.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
5) Only the front elevation of the strructure shall have a painted brickwork finish

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
6) The ground and first floor windows in the side elevation of the development shall be fitted with obscured glass of a type to substantially restrict vision through it at all times, and restriction on its opening, details both of which shall be submitted to and agreed in writing by the Local Planning Authority prior to the development commencing on site.

Reason: To safeguard the amenities of occupiers of adjoining properties.
