Conditions or Reasons for Planning Application - MB/07/01672/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The following details shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

1) sample of roof tile and details of external finish to walls;
2) details of the timber fenestration and doors with the external finish and means of openings;
3) a sample of wide board feather edged weather boarding inclding stain finish colour.
4) details of rain water goods;
5) details of porch canopy scaled at 1:20.

The works shall be implemented solely in accordance with the agreed details.

Reason: To protect and enhance the visual amenities of the building and conservation area.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To protect the visual amenities of the building and of the area generally.
3) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other openings including roof lights shall be formed on the any elevation of the building.

Reason: To protect the amenities of occupiers of neighbouring properties & protect the visual amenities of the conservation area.
