Conditions or Reasons for Planning Application - MB/07/01707/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

The works shall be implemented solely in accordance with the agreed details.

Reason: To protect the visual amenities of the building and the Conservation area.
3) The building hereby permitted shall be used only for purposes incidental to the enjoyment of the dwelling house at 30a Rectory Road, Steppingley and for no other purpose including business, commercial or industrial purposes.

Reason: To prevent the building from being used for commercial purposes or as a separate building to the detriment of the locality.
4) The permission shall extend only to the application as amended by plans received on 23 October 2007.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
