Conditions or Reasons for Planning Application - MB/07/01767/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

The works shall be implemented solely in accordance with the agreed details.

Reason: To protect the visual amenities of the building and of the area generally.
3) Notwithstanding the details shown on the approved drawings, prior to the commencement of the development hereby permitted, detailed drawings at a scale of 1:20 shall be submitted to and approved by the Local Planning Authority showing the following details:

The pattern of the window head details for the window to the street elevation, to show an angled brick detail rather than the straight bricks as shown on the submitted plans, to match the format of the windows on the main house and the surrounding properties.

The development shall be implemented only in accordance with these approved details.

Reason: To protect the visual amenities of the building and of the area generally.
