Conditions or Reasons for Planning Application - MB/07/01788/OUT
Conditions or Reasons:
1) The proposal, by reason of its location outside the defined Settlement Envelope of Aspley Guise and established built-up area, would have a detrimental impact on the visual appearance and rural character of the locality, contrary to policies DPS5, DPS12 and HO6 of the Mid Beds Local Plan First Review (adopted 2005)
2) The proposal, by reason of the location scale and massing of the proposed dwellings together with their proximity to the Crossing House, a Grade II listed building, would result in an over-dominant development this location, detracting from and having a detrimental impact on the character and appearance of the listed building, contrary to policy CHE1A of the Mid Beds Local Plan First Review (adopted 2005)
