Conditions or Reasons for Planning Application - MB/07/01875/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details, including samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

The works shall be implemented solely in accordance with the agreed details.

Reason: To protect the architecural character of the Listed Building and the character and appearance of Flitton Conservation Area.
3) Detailed drawings of the following items to a scale of 1:50 shall be submitted to and approved in writing by the Local Planning Authority before the development hereby approved is commenced:-

windows and doors to the proposed two storey extension

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CHE1 of the Adopted Mid Bedfordshire Local Plan 2005.
