Conditions or Reasons for Planning Application - MB/07/01882/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of the development details/samples of all the materials to be used for the external walls and roof, including a sample to show the profile and colour finish if the weather boarding and a sample of the roof tiles shall be submitted to and approved in writing with the LPA. The development shall be implemented solely in accordance with these approved details.

Reason: To safeguard the appearance of the development in the interests of the visual amenities of the Conservation Area and setting of the adjacent Listed Buildings to meet the provisions of Policies CHE1A and CHE11 of the Mid Bedfordshire Local Plan First Review 2005.
3) Prior to the commencement of the development hereby permitted, detailed drawings at a scale of 1:20 shall be submitted to and approved by the LPA for the following details:

the pattern of the proposed external door including the door furniture, specifically the hinges, door handle(s) and any external locks and bolts.
Details of the proposed roof verges and eaves including the format of any barge boarding proposed to the western side end gable
Details of any rainwater guttering system proposed for the structure including the materials this is to be constructed of and the profile of the system proposed

Reason: To safeguard the setting of the adjacent Listed Buildings and the special character and appearance of the Conservation Area to comply with the provisions of Policies CHE1A and CHE11 of the Mid Bedfordshire Local Plan First Review 2005
4) No external alterations shall be made to the development hereby authorised without the prior approval in writing of the Local Planning Authority.

Reason: To safeguard the setting of the statutorily listed building in accordance with the provisions of policy CHE1A of the Mid Bedfordshire Local Plan First Review 2005.
