Conditions or Reasons for Planning Application - MB/07/01890/FULL
Conditions or Reasons:
1) The proposal would, by reason of its bulk, scale, siting and design, result in an unacceptable form of development which would appear out of keeping with and detrimental to the character and appearance of the area. As such, the proposal is contrary to Policy DPS5, DPS11 and CHE11 of the Mid Bedfordshire Local Plan First Review.
2) The proposal development would by reason of its bulk, scale and siting would result in an overbearing and visually oppressive impact on the neighbouring dwelling at No.46 London Road. As such, the proposal is contrary to Policy DPS5 of the Mid Bedfordshire Local Plan First Review.
3) The proposal fails to make provision for off-site infrastructure and amenity improvements directly related to the development, in accordance with the Council's adopted Supplementary Planning Guidance on Infrastructure and Amenity Requirements and Public Open Space. Accordingly, the proposal fails to comply with Policies DPS1 and CS7 of the Mid Bedfordshire Local Plan First Review.
