Conditions or Reasons for Planning Application - MB/07/01968/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the development hereby granted consent commencing details of the exact roof cladding system to be used shall be submitted and approved in writing to the LPA. This shall include the type of profile of the sheeting and the external colour finish. The works shall be implemented solely in accordance with the agreed details.

Reason: To secure a form of roof covering appropriate to the Conservation Area, to comply with the provisions of Policy CHE11 of the Mid Bedfordshire Adopted Local Plan (2005).
3) A sample of the weather boarding shall be submitted to and agreed in writing with the LPA prior to any works commencing. This sample shall detail the width of the boarding, the edge finish and the external colour finish of the weather boarding. The works shall be implemented solely in accordance with the agreed details.

Reason: To secure an acceptable form of development within the Conservation Area to meet the provisions of Policy CHE11 of the Mid Bedfordshire Adopted Local Plan (2005).
4) Prior to the development hereby granted consent commencing details shall be submitted to and agreed in writing with the LPA, for the proposed roof lights. The details shall specify the manufacturers, the pattern and size of the roof lights. The works shall be implemented solely in accordance with the agreed details.

Reason: To secure an acceptable form of development within the Conservation Area to meet the provisions of Policy CHE11 of the Mid Bedfordshire Adopted Local Plan (2005).
