Conditions or Reasons:
1) The proposal would result in an undesirable and unacceptable form of commercial development in a residential area such that it would unacceptably harm the amenity of the locality by way of noise and general disturbance; as such the proposal is contrary to Policy DPS7 of the Adopted Mid Bedfordshire Local Plan 2005.
