Conditions or Reasons for Planning Application - MB/07/02012/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of the development details/samples of all the materials to be used for the external walls and roof shall be submitted to and approved in writing with the LPA. The development shall be implemented solely in accordance with these approved details.

Reason: To safeguard the appearance of the development in the interests of the visual amenities of the locality
3) The weatherboarding to the extension/alterations hereby granted consent shall be feather edged and of a wide board format. A sample of the boarding shall be submitted for prior approval with the LPA prior to development commencing. The sample submitted shall include the final colour and finish for the boarding. The works shall be carried out strictly in accordance with the approved details.

Reason: To secure an acceptable form of development which is appropriate for this location
4) The permission shall extend only to the application as amended by plans received by the Local Planning Authority on 30/01/08.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
