Conditions or Reasons for Planning Application - MB/07/02023/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Details of materials to be used for the external finishes of the proposal (which includes facing brick, mortar and bond, window including roof lights, roof tiles, soffit and fascia boards, of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality. In accordance with Local Plan policy DPS 5, CHE11.
3) All rainwater goods shall be either cast iron or aluminium. Details of the profile, colour finish and system to be employed shall be submitted to and approved in writing by the Local Planning Authority before development is commences on site. The proposal shall be constructed in accordance with the approved plans.

REASON: To safeguarded the special interest of the conservation area in accordance with the provisions of Policy CHE11 of the Mid Bedfordshire Local Plan 2005
