Conditions or Reasons for Planning Application - MB/07/02112/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The conversion of the building hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as 18 West End Road.

Reason: The ancillary accommodation created by the development is not suitable, because of the circumstances of the site, to be used as a separate, independent residential unit.
3)
The new works shall be executed with facing bricks, mortar, windows, and rain water goods to match the existing building, and reclaimed clay pantiles, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CHE1 of the Adopted Mid Bedfordshire Local Plan 2005.
