Conditions or Reasons for Planning Application - MB/07/02124/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) A scheme shall be submitted for written approval by the Local Planning Authority setting out the details of the materials to be used for the external walls and roof. The development shall be carried out in accordance with the approved scheme.

Reason: To protect the visual amenities of the building and of the area generally.
3) The development hereby permitted shall be used only for the accommodation of private motor vehicles or for purposes incidental to the dwelling to which it relates and shall not be used for or in connection with any trade, business or commercial activity, or as an independent dwelling unit.

Reason: To define the permission hereby granted in the interests of the visual amenities' of the area and the amenities of neighbours and because the site is not suitable for the creation of a separate residential unit.
4) The permission shall extend only to the application as amended by plans received on 25 January 2008.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
