Conditions or Reasons for Planning Application - MB/07/02136/FULL
Conditions or Reasons:
1) The extension sought is considered to fail caveats (ii) & (iv) of Policy DPS6 of the Mid Bedfordshire Local Plan, First Review, Adopted December 2005, for the following reasons:

- the garage proposed sits forward of the property and would have a dominating effect contrary to guidance expressed in adopted Technical Guidance: Extensions & Alterations: A Design Guide for Householders.

- the two storey side extension, because of the substantial depth sought, is visually dominant and fails to demonstrate an adequate setback and is not adequately subordinate to the applicant's property, detrimentally affecting its character and appearing incongruous to the wider streetscene.
