Conditions or Reasons for Planning Application - MB/07/02168/LB
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) No removal of the existing render shall commence until detailed drawings showing the new external rendering and the detailed specification of the number or coats, mix and surface finish shall be submitted to and approved in writing by the Local Planning Authority.

The works shall be implemented solely in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
3) Notwithstanding the approved plans, the following approach shall be adopted:

removal of existing cement-based render using hand tools only to expose the wall and timber frame.
the condition of the wall and timber frame shall be inspected by the Local Planning Authority Conservation Officer and assessed with any repair work agreed on site. A photographic record shall be made by the owner to a specification agreed with the Local Planning Authority prior to the commencement of any repairs.
a detailed itemised schedule of the precise repairs to the timber frame and brickwork to the wall and the approaches to repair shall be submitted and confirmed and approved in writing by the local planning authority prior to the commencement of the repairs.

The works shall be implemented solely in accordance with the approved schedule of repairs.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
4) No repairs works shall commence until detailed drawings showing the new brickwork and a precise specification and description of the brick - or a sample of 4 bricks to provide a representative range of the colour and texture of the brick together with the specification of the mortar mix, pointing profile and finish, jointing width and the bond of the brickwork shall be submitted to and approved in writing by the Local Planning Authority.

The works shall be implemented solely in accordance with the approved details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy CHE1 of the Mid Bedfordshire Local Plan First Review 2005.
