Conditions or Reasons for Planning Application - SB/06/00831/OUT
Conditions or Reasons:
1) The siting of the proposed dwellings, by virtue of their setting back from the road frontage would be out of character with the grain and appearance of the streetscene. The proposal is therefore contrary to the principles of good design as set out in Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies H2 & BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size, bulk, and siting, have an unduly overbearing impact on the adjacent property, number 20 Clifton Road, detrimental to the residential amenity of the occupiers of that property. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2 & BE8 of the South Bedfordshire Local Plan Review.
3) The proposed development, by reason of necessitating the removal of a Lime tree located in the highway frontage to create the proposed access, would be to the detriment of the attractive character and appearance of the area. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies H2, BE8 and NE4 of the South Bedfordshire Local Plan Review.
4) To permit this proposal would result in an unsatisfactory car parking arrangement, to the detriment of highway safety and convenience. The proposal is therefore contrary to Policies H2, T1 and T10 of the South Bedfordshire Local Plan Review.
