Conditions or Reasons for Planning Application - MB/08/00166/LB
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the development commencing, detailed drawings at a scale of 1:1 of the profile and form of the glazing bars/ putty detail to be used for all three of the proposed new windows, shall be submitted to and approved in writing with the LPA. The works shall be implemented strictly in accordance with these agreed details.

Reason: To safeguard the special architectural and historic interest of the Listed Building in accordance with Policy CHE1 of the Mid Beds Adopted Local Plan (2005).
3) Prior to the commencement of the development hereby permitted, detailed drawings of each of the three replacement windows at a scale of at least 1:20 shall be submitted to and approved in writing by the LPA. The drawings shall include the following details:

i) The patterns of all windows including cill and lintel/window head details to demonstrate they are a good match for those existing

ii) Sections of the windows to show the profile of the windows including the thickness of the glazing and how the windows will be positioned in relation to the existing brickwork

iii) The means of opening

iv) The window furniture

The works shall be implemented strictly in accordance with these agreed details.

Reason: To safeguard the special architectural and historic interest of the Listed Building in accordance with Policy CHE1 of the Mid Beds Adopted Local Plan (2005).
4) The three replacement windows to be installed as part of the development hereby granted consent shall be of hardwood timber construction with a white painted finish. The window frames of the two vertical sash windows shall not have any 'horns'. All the replacement windows shall be single glazed without secondary glazing. Any variation to this specification shall only be implemented if first agreed in writing with the LPA.

Reason: To safeguard the special architectural and historic interest of the Listed Building in accordance with Policy CHE1 of the Mid Beds Adopted Local Plan (2005).
5) Prior to the new mortar work commencing a sample of the proposed mortar mix to be used, which has been allowed to dry to the finished format, shall be prepared and agreed on the site with the Conservation Officer. The mortar shall be a lime based mix. The details to be agreed shall include exact mortar mix specification; the texture and colour of the mix. The works shall be implemented solely in accordance with the agreed materials and specification.

Reason: To secure an acceptable form of development appropriate to this Listed Building in accordance with Policy CHE1 of the Mid Beds Adopted Local Plan (2995).
