Conditions or Reasons for Planning Application - MB/08/00172/FULL
Conditions or Reasons:
1) The existing building has all the main windows to habitable rooms facing the existing dwelling at The Wye. Also given shared access and parking there is an interdependence between the existing ancillary accommodation and the main dwelling. Given the levels of overlooking from the ancillary accommodation its is considered that the occupation of the building as an independent dwelling would result in an unacceptable level of overlooking from the proposed dwelling over the existing dwelling. This combined with the use of shared access and proximity of parking for the existing and proposed dwelling would result in potential unacceptable levels of disturbance caused by the opening of car doors and the starting of engines, to the detriment of the amenities of the occupiers of the existing dwelling and proposed dwelling. As such the proposal is contrary to Policies DPS5 and DPS9 of the Adopted Mid Bedfordshire Local Plan 2005.
2) The subdivision of the existing plot to form two distinct residential units would lead to an increase in levels of domestication and the introduction of new boundary treatments, which would have a harmful impact on the openness of the Green Belt contrary to Policies GBT2 and CS18 of the Mid Bedfordshire Local Plan First Review adopted 2005 and to PPG2 Green Belts.
