Conditions or Reasons for Planning Application - MB/08/00206/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Notwithstanding any provision of the Town and Country Planning (General Permitted Development Order) 1995 (or any Order revoking or re-enacting that Order with or without modification) no external alterations shall be made to the development hereby authorised without the prior approval in writing of the Local Planning Authority.

Reason: To safeguard the special character and appearance of the Conservation Area in accordance with the provisions of policy CHE11 of the Mid Bedfordshire Local Plan First Review 2005 and to safeguard the amenities of occupiers of adjoining properties in accordance with the provisions of policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
3) Prior to the commencement of the development details/samples of all the materials to be used for the external walls and roof shall be submitted to and approved in writing with the Local Planning Authority.

The development shall be implemented solely in accordance with these approved details.

Reason: To safeguard the appearance of the development in the interests of the visual amenities of the Conservation Area to meet the requirements of Policy CHE 11 of the Mid Bedfordshire Local Plan 2005
4) Prior to the commencement of the development hereby permitted, detailed drawings at a scale of 1:20 shall be submitted to and approved by the Local Planning Authority for the following details:
the patterns and material of all new windows (including cill and lintel/window head details and the means of opening)
A detailed drawing at a scale of at least 1:20 of the proposed roof dormers including a section of the proposed structure and details of the flashings and cheek finishes proposed including a specification of the materials to be used.

The development shall be implemented solely in accordance with these approved details.

Reason: To safeguard the character and appearance of the Conservation Area in accordance with Policy CHE11 of the Adopted Mid Bedfordshire Local Plan 2005
5) All new rainwater goods shall be of either cast iron or aluminium. Details of the profile, colour finish and exact system to be employed shall be submitted to and agreed in writing with the Local Planning Authority prior to any works commencing.

The development shall be implemented solely in accordance with these approved details.

Reason: To safeguard the special character and appearance of the Conservation Area in accordance with the provisions of Policy CHE11 of the Adopted Mid Bedfordshire Local Plan 2005.
6) The permission shall extend only to the application as amended by plans received on 02 April 2008.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
