Conditions or Reasons for Planning Application - MB/08/00532/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Prior to the commencement of the development details/samples of all the materials to be used for the external walls and roof shall be submitted to and approved in writing with the Local Planning Authority. The development shall be implemented solely in accordance with these approved details.

Reason: To safeguard the appearance of the development to safeguard the setting of the Listed Building and the special character and appearance of the Conservation Area in accordance with Policies CHE1A and CHE11 of the Mid Bedfordshire Local Plan 2005.
3) All rainwater goods including hoppers, shall be of either cast iron or aluminium. Details of the profile, colour finish and exact system to be employed shall be submitted to and agreed in writing with the Local Planning Authority prior to any works commencing.

Reason: To safeguard the special architectural and historic interest of this Listed Building and the special character and appearance of the Conservation Area in accordance with the provisions of Policy CHE1A and CHE11 of the Adopted Mid Bedfordshire Local Plan 2005.
4) The new windows and garage doors to be installed as part of the development hereby granted consent shall be of timber construction with a painted finish unless otherwise agreed in writing with the Local Planning Authority.

Reason: To safeguard the setting of the Listed Building and the special character and appearance of the Conservation Area in accordance with Policy CHE1A and CHE11 of the Mid Bedfordshire Local Plan 2005.
5) Prior to the development commencing details of the hard surfacing materials to be used to resurface the front forecourt area, including samples, where applicable and the measures to be employed to protect the building including the stone front steps for the duration of these works, shall be submitted to and agreed in writing with the Local Planning Authority. The works shall be implemented solely in accordance with the agreed details.

Reason: To safeguard the setting to the Listed Building in accordance with the provisions of Policy CHE1A of the Mid Bedfordshire Local Plan 2005.
6) Prior to the commencement of the development hereby permitted, detailed drawings at a scale of 1:50 shall be submitted to and approved by the Local Planning Authority for the following details:
The pattern of the new external garage doors including door furniture
Details of the proposed replacement garden steps to the front of the house
Details of the new linking boundary wall and gate between the garage and the main house including the coping detail.
Details of the parapet format to the southern elevation of the building including the coping and flashing details
Details of the brick arches to the new garage door openings.

The development shall accord with the details approved.

Reason: To safeguard the setting of a Listed Building of special architectural and historic interest in accordance with Policy CHE1A of the Adopted Mid Bedfordshire Local Plan 2005
7) Prior to the commencement of the development hereby permitted, a plan shall be submitted to and approved by the Local Planning Authority for a replacement Yew tree which shall be planted to the west of the garage hereby permitted.

The tree shall be planted within the first planting season following the completion of development. The tree, should it die, be removed or become seriously damaged or diseased (within a period of 5 years of completion of the development) shall be replaced in the next planting season with another of a similar size and species unless the Local Planning Authority give written consent to any variation.

Reason: In the interests of the visual amenities of the site and the area generally.
