Conditions or Reasons for Planning Application - MB/08/00534/OUT
Conditions or Reasons:
1) The proposed development, by reason of the number and siting of dwellings would result in a cramped layout, with little opportunity for any mitigating landscaping, out of keeping with and detrimental to the character of the surrounding area, contrary to policies DPS5, DPS9, DPS11 and H06 of the Mid Bedfordshire Local Plan First Review (Adopted 2005).
2) The proposed development, by reason of the number of dwellings and the relationship of the parking and access to the properties on Ivel Way, would result in an unacceptable loss of amenity to the neighbouring occupiers. Furthermore, the siting of plots 3-5 and their proximity to No.18 Saxon Avenue would also be likely to result in an unacceptable loss of amenity to the occupants of that property. As such the development would be contrary to policy DPS5 of the Mid Bedfordshire Local Plan First Review (Adopted 2005).
3) The proposal would increase the usage of a substandard access, which by virtue of its poor visibility, restricted width, alignment and lack of vehicular turning facility, would preclude convenient movement on the public highway to the detriment of public safety and convenience. As such the development would be contrary to policies DPS5, and DPS10 of the Mid Bedfordshire Local Plan First Review (Adopted 2005).
