Conditions or Reasons:
1) The development, by virtue of its size, bulk and siting has an adverse effect on the landscape and natural beauty of the area, the character and appearance of the Conservation Area and is harmful to the openness of the Green Belt. The development is therefore contrary to Policies 6, 7, 10, 13 & 24 of the Bedfordshire Structure Plan 2011 and Policies GB1, NE2, NE3, BE4, BE5 & BE8 of the South Bedfordshire Local Plan Review.
