Conditions or Reasons for Planning Application - MB/08/00682/CA
Conditions or Reasons:
1) The works hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) Any new brickwork and/or alteration to the boundary walls shall be undertaken in matching bond and matching bricks using a matching mortar mix to that of the existing walls.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy DPS6 of the Mid Bedfordshire Local Plan First Review 2005.
3) No part of the existing building(s) shall be demolished before a valid contract for the carrying out of the works hereby approved has been made and submitted to the Local Planning Authority and authority to commence demolition issued in writing by the Local Planning Authority.

Reason: To ensure that an unsightly cleared site is not created to the detriment of the character and amenities of the area.
4) The demolition works hereby approved shall only be carried out in connection with the redevelopment of the site as permitted by planning permission reference 08/00681/FULL and the two permissions shall be implemented as a single continuous development scheme.
